Pubs/bars due to open 'soon':
3Brothers, Swords opening in the former Betsy (which I visited as N0301 Slaughtered Lamb), recent posts mention a bar so presumably keeping pub licence. Opening November 11th
The July Hotel, Capel Street - taking bookings from November 15th.
Roxy Ball Room - a games/entertainment bar in the old Central Bank opening November 23rd.
S0301 Goggins, Monkstown - this pub closed a good while back (shortly after my recorded visit, I believe); reopening December 1st. Linked to The Lock Keeper formerly 1003470 Canal Bar in Ashtown
Ginas - Eclective replacing Elephant & Castle Churchtown with an Italian restaurant/bar
(Rafters Bar and Restaurant, Aungier Street in the Dolphin Townhouses, which is an annexe of the Marlin Hotel - this is likely to use the same licence as the main hotel. Hotel opens December 15th)
Former S3217 River House Hotel / Hub / Mezz nightclub - announced to reopen in "the summer", but this has been missed. Hotel has reopened as the Temple Bar Townhouse; but bars are still under renovation/construction.
Craic Den - licenced comedy club in the original Smithfield location of Token, proposing October but this has been missed
Love Tempo, Thomas Street - damaged by fire, expected to reopen in 2027
The Grafton Tavern - a renovation and re-brand of S2119 Captain Americas, Grafton Street, late 2026 was suggested
Sofitel, Dublin Airport - expected to open late 2026 or early 2027. There is a chance this will only have a residents bar or even use an aerodrome licence as it is physically linked to the terminal.
Smithfield Brewing - Brewpub at the south western end of Smithfield Square. Fitout underway.
CHQ, Mayor Street - conversion of shopping centre elements in to a food market, pub licence from the closed N2588 Ely CHQ appears to have been reassigned to this now. Fitout began July 2026.
A&O hostel, Hanover Street - under construction. All hostel bars in Dublin are full pubs - 7 Day Ordinary - currently so I imagine this will be too. I suspect they do not qualify for hotel licencing. Meant to open January 2027.
Premier Inn - Jervis Street - giving March 29th, 2027 as opening date
Premier Inn - O'Connell Street, to the rear of the Clerys redevelopment - giving March 29th, 2027 as opening date
Opened:
Libertine Lounge, Clanbrassil Street - former S1434 57 The Headline, South Circular Road/Clanbrassil Street refitted to a guesthouse with bar. Soft opened ~January 30th, officially opened February 5th albeit it later shut for further works and re-opened on May 7th.
S1147 Drop Dead Twice - gutted by fire in 2022, work began March 2024 on a rebuild. Reopened for a Pride pop-up on June 28th 2025, and again for take-out around Christmas, but then closed again until works were completed. Soft opened 25th February.
N1109 McDowells, Inchicore reopened after a few months closure, a refurbishment and change of operators on April 2nd.
Lynotts, Meath Street - renovation of the former All My Friends / even more former S3840 Graingers The Fountain that happened without me ever realising it. Opened April 3rd.
Bar Anam - replacing N0097 Underdog, operated by the operators of S1465 Dudleys. Opened April 10th.
Dollys, Terenure - replacing S0248 Vaughns Eagle House which closed mid-June 2025. Soft opening April 16th, full opening April 18th.
1023199 Maldron Hotel, Croke Park - opened May 12th. Bar wasn't licenced to the public immediately on opening, but has been since.
Coopers Lane, Coombe - opened quietly in May or June. Formerly S1441 The Lamplighter.
J Kavanaghs - rebrand after a brief closure and refurb of the former S0281 Dalkey Duck opened June 14th.
N0080 Quinns, Drumcondra - reopened, in a very small part, on June 19th; and with more opened on July 24th.
1023254 The Burton, Duke Street - opened June 25th. Was fitted out and ready to open in 2024, but suffered extreme paperwork issues. Eventually opened fairly quietly, using new social media accounts and not the older ones I was following!
The Christchurch - Third Barrel Brewing taproom in the former S3103 Christchurch Inn / Beer Market soft-opened July 7th.
The Leeson, replacing S0184 Leeson Lounge - this closed in 2019 and was used as a specialist off licence in the interim, but has since been significantly renovated. Ownership appears to be connected to the Foggy Dew pub, but via so many holding companies I have already got this one badly wrong before. Opened July 15th.
1015219 Dublin Liberties Distillery bar, but not distillery tours, reopened 21st July.
The Wellington - formerly Bar Eile but also originally S0170 The Wellington (and GF Handels and a rake of other names). Opened July 29th.
Kitty O'Sheas / Kittys On The Bridge, Westmoreland Street - replacing 1013740 Pillar Bar which recently closed. Appears to have opened around August 12th, with zero initial social media presence.
Tailors Hall, High Street - reopened on August 17th, after planning issues closed 1019147 Tailors Hall in 2024
Sally MacLennanes - former Star Bar (formerly S0143 Thomas Rody Mahers and Larry Murphys), Baggot Street - opened August 20th.
S3731 Vintage Cocktail Club, location 2 - replaced The Stapleton in the former Farrier and Draper, that I last visited as Spy (is this getting confusing yet?) on October 5th. VCC moved from their old premises on the same day
Poddles Mill, formerly the KCR House, Kimmage Road - closed after a sale and pending refit, reopened October 20th
Townyard Blackrock, operated by N0313 Kealys, in the former 1019273 Big Mikes, Blackrock opened late October with zero fanfare
The Old Bank - Eclective replacing the Stella Steakhouse/Stella Diner in Rathmines which was in an old bank building. Opened 29th October.
Longer term pipeline:
Old St Andrews Church Food Market - two operators (Wrights, Manifesto/Martin Barry) have pulled out of here, but Failte Ireland claim to be in negotiations with a tenant in October 2026.
The Linn Hotel - former S0836 Hampton Hotel, Donnybrook reopened October 2026. I assume its large bar will reopen to the public, but it as yet has not.
Holiday Inn, Dublin Airport - This *was* accepting bookings from April 2027 in August 2026; but is now showing as booked out again. This has opened and closed a number of times already due to block bookings.
Smyths, Donabate - closed in 2024, planning received to renovate as a pub/restaurant in 2026 and has been re-licenced to the developers (Cairn Homes). Commencement notices lodged June/July 2026.
Hill 16, Middle Gardiner Street - relicenced in January 2025, refit works underway in 2025 but gone quiet
S1593 Cuckoos Nest, Greenhills Road - has a website and social media, photos of significant rebuild work underway, but gone quiet
Bachelor Inn - conversion to a hotel, but retaining a large bar. Some compliance docs filed July 2026 after a long period of silence.

Premier Inn - Parkgate Street
New tourist hostel with bar, Chancery Street - on site of what was Fegans wholesalers, latterly cafe and was once upon a time (around 100 years ago) a pub.
New bar connected to Hogans in the former Ballsbridge Post Office.
New bar replacing Weirs hardware store, Baggot Street
New bar in part of former Debenhams unit in Jervis Shopping Centre
Replacement pub for S2096 Finches in apartment development on its site
Replacement pub for S2493 Speaker Connolly in apartment development on its site
Replacement pub for S0406 Bakers Corner in student accommodation development on its site - now listed for rent
Murray Group - New bar in former AIB branch, O'Connell Street.
Murray Group - Nearys, Parnell Street - bar of derelict hotel to be retained and extended in redevelopment plan
Longer term / possibly stalled
Murray Group - renovation/reopening of former N0077 Out On The Liffey / Fibbers Rock Bar (this is not the main Fibbers). No news for a long time.
S0214 Arbour House, Windy Arbour - listed for sale and relicenced in recent years
The Dean Swift, Francis Street - replacing the first location of Jackies, in a pub which was originally called The Dean Swift and which I visited when it was S1449 The Jug. Claimed to be opening "soon" as of early April 2025, but the premises was listed for sale in August 2025. Operator of Lynnots, mentioned up-thread, show as "THE DEAN SWIFT" on card receipts...
Rezz Hotel, Rathmines - was due early 2024, hiring bar staff, but has been block booked.
Eclective - Rooftop bar in Clerys Quarter - Eclective do not appear to have taken this one on. Bar still listed on Clerys Quarter website as something coming.
Clontarf Baths - meant to be reopening after takeover by Nolaclan. No recent news. Possibly flood damaged in February 2026; and Nolaclan related premises are in various financial troubles elsewhere (House Limerick, House Dublin etc)
N1097 Conways, Parnell Street - to be renovated in the redevelopment proposals, but these are eternally delayed. Had some minor external works recently. This remains licenced.
Press Up/eclective - former S4389 Buck Whaleys / Stone Leaf - building put up for auction in October 2026 in a stripped out condition with planning for apartments. This one's dead.
